Interest rates displayed on RefiRateBoard are sourced from the Federal Reserve Economic Data (FRED) and publicly available lender information. These rates:

  • May differ from the rate you are offered based on your credit score, loan-to-value ratio, loan amount, property type, and other factors
  • Are updated periodically and may not reflect real-time market conditions
  • Do not include all fees and costs associated with a mortgage loan (APR may differ)
  • Are not guaranteed by RefiRateBoard or any lender profiled on this site

4. Refinancing Involves Costs and Risks

Closing Costs

Refinancing typically involves closing costs of 2%–5% of the loan amount. These costs must be paid upfront or rolled into the loan, increasing the total amount you owe.

Extended Loan Term

Refinancing into a new 30-year loan restarts your amortization schedule. Even at a lower rate, you may pay more total interest over the life of the loan if the term is extended significantly.

Prepayment Penalties

Some existing mortgages include prepayment penalties for paying off the loan early. Review your current mortgage documents before refinancing.

Variable Rate Risk

Adjustable-rate refinance loans may offer lower initial rates but carry the risk of payment increases if interest rates rise.

Home Value Risk

If your home value declines, you may have less equity than expected, which could affect your ability to refinance or require private mortgage insurance (PMI).

Credit Impact
